The December 2014 housing market statistics are in. In 2014 the local housing market remained stable with minor improvements in market value, total number of homes sold, and fewer days on market prior to homes going under contract. The biggest improvement came from the total number of homes sold, which climbed by double digit percentage points in most markets. This is a clear indication of more people opting to re-enter the housing market as buyers versus renters, and could be a sign of improving consumer confidence headed into 2015.
Washington County MD -The number of homes sold in December 2014 increased 37.27% over the same month in 2013 with 151 homes sold. The average sale price increased by 7.14% to $177,835 county wide from $165,962 in December 2013. The average days a home was on market prior to going under contract decreased by 9.92% to 109-days. Sellers saw an increase of 1.71% in the average list price to sale price ratio with sellers getting 89.6% of their asking price at time of sale.
Frederick County MD -The number of homes sold in December 2014 increased 5.74% over the same month in 2013 with 258 homes sold. The average sale price dropped by 1.57% to $287,361 county wide from $291,957 in December 2013 . The average days a home was on market prior to going under contract increased by 63.27% to 80-days. Sellers saw a decrease of 1.46% in the average list price to sale price ratio with sellers getting 94.4% of their asking price at time of sale.
Franklin County PA -The number of homes sold in December 2014 increased 24% over the same month in 2013 with 124 homes sold. The average sale price increased by 1.78% to $166,293 county wide from $163,390 in December of 2013. The average days a home was on market prior to going under contract decreased by 11.04% to 137-days. Sellers saw an increase of 2.52% in the average list price to sale price ratio with sellers getting 91.9% of their asking price at time of sale.
