The August 2014 housing market statistics are in. While the local housing market hasn’t improved as much as we would like to see during summer of 2014, it’s at least encouraging to see the market stabilizing year-over-year.
Washington County MD -The number of homes sold in August 2014 dropped 2.94% over the same month in 2013 with 132 homes sold. The average sale price decreased by 13.90% to $175,112 county wide from $203,390 in August 2013. The average days a home was on market prior to going under contract remained unchanged at 83-days. Sellers saw a decrease of 3.01% in the average list price to sale price ratio with sellers getting 90.0% of their asking price at time of sale.
Frederick County MD -The number of homes sold in August 2014 jumped 11.54% over the same month in 2013 with 348 homes sold. The average sale price increased by 4.33% to $302,381 county wide from $289,838 in August 2013 . The average days a home was on market prior to going under contract increased by 21.82% to 67-days. Sellers saw an increase of 0.08% in the average list price to sale price ratio with sellers getting 95.7% of their asking price at time of sale.
Franklin County PA -The number of homes sold in August 2014 dropped 13.16% over the same month in 2013 with 132 homes sold. The average sale price decreased by 1.90% to $158,783 county wide from $161,863 in August of 2013. The average days a home was on market prior to going under contract decreased by 7.26% to 115-days. Sellers saw an decrease of 0.76% in the average list price to sale price ratio with sellers getting 91.1% of their asking price at time of sale.
